Job Description
Financial controlling, accounting, consolidation & cash management, international tax
- Monitor preperation of statutory and consolidated accounts within the deadline with local accountant (providing information on time, monitoring service providers etc …)
- Ensure asset & property management activity is properly reflected in the financial statements
- Lead all audit processes and make sure reports are issued accurately and in line with deadlines
- Calculation and analysis of fund NAV
- Issuance, approval and follow-up of capital calls/distiributions
- Creation and update of monthly cash overviews by entity
- Execute cash transfers and follow up with banks
- Controling all international and local bank accounts
- Managing international tax structure
Strategy & performance

- Calculation of performance analysis indicators: income return, capital return, total return & main performance drivers
- Work in coordination with asset and investment management team
Investors relations & Fundraising
- Provide support in preparing accounting reports (Annual report, Quarterly reports or any ad-hoc etc.) & presentations
- Proactively contribute to the corporate and financial management of the funds and their related investment vehicles and support all related finance and operational requirements;
- Assist acquisition/divestment team and portfolio team with financial forecasts (business plan), financial information as required;
- As part of the deal team, ensure transactional support in relation to acquisitions and deals including structure setups, tax, legal and financing matters;
- Review the calculated net asset values of the investments;
- Monitor and analyze investment performances and ensure that investment structures comply with legal and tax regulations;
- Preparation of board meetings, investment committees, investors’ meetings;
- Preparation of investors reporting, and internal reporting;
- Respond to inquiries from internal and external stakeholders including investors;
- Review financial statements and associated tax and VAT returns;
- Ensure timely and accurate production of quarterly and annual financial reports of real estate investment funds under IFRS by coordinating service providers and reviewing provided reports at each level (SPV, HoldCo and Fund level);
- Maintain professional and high quality relationships with the service providers involved in the fund’s corporate life (e.g. investment, legal, tax advisors, banks, 3rd party accountants, depositaries, transfer agents, etc.);
- Corporate administration, compliance and cash & treasury management;
- Continuous improvement and development of efficient and effective controls and processes
The Successful Applicant

- Master’s degree in Business Administration or similar qualification;
- 10 + years of professional experience in Fund Controlling or external audit ideally completed by an in-house experience as fund or financial controller or any similar job;
- Knowledge of investments funds structures, especially Real Estate funds (including Holding, SPV) but also of holding companies;
- Fluent in Turkish and English;
- Excellent Excel skills and high competence with other Microsoft Office applications;
- Experience in business plan modeling;
- Excellent communication skills;
- Well-organized, analytic, autonomous and a team player
- CPA and/or SMMM licence required
